NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered on April 1, 2024, in Civil Case No. 2022CA001284 of the Circuit Court of the FOURTH JUDICIAL CIRCUIT in and for Clay County, Green Cove Springs, Florida, wherein THE BANK OF NEW YORK MELLON F/K/A THE BANK OF NEW YORK AS INDENTURE TRUSTEE FOR CWHEQ REVOLVING HOME EQUITY LOAN TRUST, SERIES 2006-I is Plaintiff and Lawrence E. Dowling a/k/a Lawrence Dowling, et al., are Defendants, the Clerk of Court, Tara Green, will sell to the highest and best bidder for cash at www.Clay.RealForeclose.com in accordance with Chapter 45, Florida Statutes on the 26th day of June, 2024 at 10:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
ALL THAT CERTAIN PARCEL OF LAND SITUATED IN THE CITY OF ORANGE PARK, COUNTY OF CLAY, AND STATE OF FLORIDA, BEING KNOWN AND DESIGNATED AS PARCEL "E" (SOUTH OF DOCTORS LAKE LYING WEST OF WYNDEGATE UNIT ONE), A PORTION OF LOT 83, SECTION 4, ORANGE PARK, ACCORDING TO THE PLAT RECORDED IN PUBLIC RECORDS OF CLAY COUNTY, FLORIDA, IN PLAT BOOK 1, PAGE 23, AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCE AT THE INTERSECTION OF THE SOUTHEASTERLY RIGHT OF WAY LINE OF COUNTY ROAD NO. C-224-A. (FORMERLY STATE ROAD NO. S-224-A, ALSO KNOWN AS DOCTORS LAKE DRIVE; WITH THE EAST LINE OF SAID LOT 83, ALSO, BEING THE NORTHWEST CORNER OF WYNDEGATE UNIT ONE AS SHOWN ON MAP RECORDED IN PLAT BOOK 7, PAGE 24 OF THE SAID PUBLIC RECORDS OF CLAY COUNTY; THENCE DUE SOUTH ON THE SAID EAST LINE OF LOT 83, AND BEING THE WEST LINE OF SAID WYNDEGATE UNIT ONE, 527.52 FEET TO THE POINT OF BEGINNING; THENCE CONTINUE DUE SOUTH ON SAID EAST LINE OF LOT 83, A DISTANCE OF 120.00 FEET THENCE DUE WEST 177.70 FEET TO THE WEST LINE OF SAID LOT 83, THENCE DUE NORTH AND ON SAID WEST LINE OF LOT 83, A DISTANCE OF 120.0 FEET, THENCE DUE EAST, 177.70 FEET TO THE POINT OF BEGINNING. SUBJECT TO AND TOGETHER WITH A 40 FOOT EASEMENT FOR INGRESS, EGRESS, FEET OF SAID LOT 83, AND BEING SUBJECT TO AND TOGETHER WITH A CULDESAC ACROSS A PORTION OF THE SOUTH 7.5 FEET OF ABOVE DESCRIBED PARCEL.
