OAKLEAF — In a world where astronomical mortgages and maintenance costs plague homeowners across the board, a new Oakleaf community is aiming to bring something different to the table.
Something that combines luxury and less-hassle experiences faster than you can say the words.
Opening on Jan. 1 at 3608 York Lane, Coral Palms Oakleaf unlocked its doors for leasing. The premier 151-home development is a build-to-rent community, blending modern style with splendor.
"It's designed for people who want space and privacy of a home, but with style and zero homeowner headaches," said Mehul Patel, managing partner of real estate equity firm Fortbridge Capital Partners.
Each two-story home in the complex, starting at $2,050 per month, includes three bedrooms and two and a half bathrooms. They come equipped with 9-foot ceilings, chef-inspired kitchens and fenced-in backyards. The kitchens also include quartz countertops, oversized islands and stainless-steel appliances.
Coral Palms, he said, is different because the complex completely manages everything, allowing residents to live in a headache-free environment.
"It's also going to be appreciated by a lot of our residents who are looking for a lifestyle rather than just another apartment," he said.
The amenities are another highlight. Within walking distance, the property includes a "private clubhouse," featuring an interior and exterior lounge. Also, currently in construction is a resort-style swimming pool, pickleball and basketball courts, a soccer field, a playground, a dog park and a pet spa. There will also be a fully-equipped fitness center —one of the largest in Clay County.
"We truly want our resident base to have very luxurious living. Very similar to an apartment where you have some of these amenities, however, you have individual homes," Patel said.
"We truly believe what we're building is going to be the best in class and the most amenitized property around us."
Mainly investing in multifamily units in the Midwest and Southwest, Patel said Greystar jumped on the opportunity to invest in the Jacksonville area. Just around the corner from the First Coast Expressway, he said Coral Palms will be seamlessly integrated into a rapidly growing area.
"As you can imagine, we do a lot of research...this area was very appealing to us, predominantly because of the expressway. So, I think this is a long-term vision for us where once that gets completed, our asset sits right on the [State Road] 23 which would have quick access to not only Jacksonville, but also St. Johns County."
