Fleming Island Medical Plaza I and II sold for $6.75 million
The sale included six, multi-tenanted medical office buildings totaling 46,357 square feet.
FLEMING ISLAND – The Fleming Island Medical Plaza I & II on Fleming Island recently was sold to Woodside Health for $6.75 million.
The transaction was brokered by NAI Hallmark Senior Vice President Daniel Burkhardt, SIOR, CCIM and Managing Partner Keith Goldfaden on behalf of the seller, Fleming Island Medical Plaza LLC and Fleming Island Medical Plaza II LLC.
The Property is located at 1681, 1685, 1689 & 1675, 1677, 1679 Eagle Harbor Parkway, and consists of six multi-tenanted medical office buildings totaling 46,357 square feet situated on 4.14 acres of land. At the time of sale, the property was 83% occupied by medical tenants including First Coast Cardiovascular, St. Johns Vein Center, JE Foot and Ankle, Brooks Rehabilitation and others.
“We were able to attract numerous qualified buyers during our marketing process given the property’s long standing and stable tenancy, strong in-place income, and value-add opportunity.” said Daniel Burkhardt, Senior Vice President of NAI Hallmark. “Ultimately, Woodside Health was awarded the deal because they saw the great long-term potential for this property and the overall growth dynamics of the surrounding submarket and Clay County.”

Ted’s Montana Grill to host Thanksgiving Day feast
ORANGE PARK – Ted’s Montana Grill, a classic American restaurant known for genuine hospitality and elevated comfort food, invites guests to relax and let them handle the cooking for Thanksgiving this year.
Ted’s Montana Grill, located at 8635 Blanding Blvd., will be open on Thanksgiving Day from 11 a.m. until 8 p.m., and will feature a special menu with a made-from-scratch Turkey Feast and signature items for dine-in or pick-up.
The Thanksgiving Day feast is $29 per person and includes roasted turkey with garlic mashed potatoes, turkey gravy, herb dressing, buttered carrots, “Aunt Fannie’s” squash casserole and cranberry sauce. Back by popular demand, Ted’s will offer its seasonal Apple Pecan Crisp for dessert. Children 12 and younger can enjoy turkey and dressing with a homemade cookie for $13.

Ted’s is also making the prep work simple for guests celebrating at home with a feast for 4-6 people for $120 or 8-10 people for $230. The feast includes roasted turkey, herb dressing, turkey gravy, cranberry sauce, mashed potatoes, buttered carrots, squash casserole, yeast rolls, whipped butter and apple crisp. Orders should be placed before Friday, Nov. 20 and picked up before 11 a.m. on Thanksgiving Day on Thursday, Nov. 26.
