NOTICE IS HEREBY GIVEN that pursuant the Final Judgment of Foreclosure dated March 18, 2024 and entered in Case No. 2023CA001231 of the Circuit Court of the Fourth Judicial Circuit in and for Clay County, Florida wherein NewRez LLC d/b/a Shellpoint Mortgage Servicing, is the Plaintiff and Slone T. Reece; Unknown Spouse of Slone T. Reece; Wells Ridge/Woodside Homeowners Association, Inc.; Vystar Credit Union; State of Florida; Clerk of the County Court, in and for Clay County, Florida are Defendants, I, Tara S. Green, Clay County Clerk of Court, will sell to the highest and best bidder for cash at www.clay.realforeclose.com beginning at 10 a.m. on May 17, 2024 the following described property set forth in said Final Judgment, to wit:
A portion of Lot 31, as shown on Plat of Woodside, as recorded in Plat Book 21, pages 16, 17, 18 and 19, less and except a portion thereof, as recorded in the Current Public Records of Clay County, Florida, and being more particularly described as follows: Begin at the Northwest corner of said Lot 31, also being the Northeast corner of Lot 30 of said Woodside, said corner lying on the Southerly right-of-way line of Interstate No. 295 (State Road 9A, according to State Road Dept. right-of-way map, section No. 72001-2404, dated February 13, 1967), also being a point on a curve leading to the left; thence along and around the arc of said curve and along said right-of-way line being concave Northerly and having a radius of 5879.50 feet, an arc distance of 48.32 feet said arc being subtended by a chord bearing and distance of South 84° 00' 18" East, 48.32 feet to a point on said curve; thence South 00° 03' 56" East, 115.64 feet, to a point lying on the Northerly right-of-way line of Tanager Drive (a 50 foot right-of-way as now established), also being a point on a curve leading to the left; thence along and around the arc of said curve being concave Southerly and having a radius of 182.89 feet, an arc distance of 50.77 feet, said arc being subtended by a chord bearing and distance of North 71° 44' 59" West, 50.61 feet to a point on said curve; thence North 00° 03' 56" West, along the Westerly line on said Lot 31 104.83 feet to Point of Beginning.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
If the sale is set aside, the Purchaser may be entitled to only a return of the sale deposit less any applicable fees and costs and shall have no other recourse against the Mortgagor, the Mortgagee or the Mortgagee's attorney.
