GREEN COVE SPRINGS –Saratoga Springs, Clay County’s premier “agrihood” community developed by Freehold Communities, is taking shape with the opening of model homes in Sagebrooke 55+, the first neighborhood to debut within the community.

Saratoga Springs will encompass multiple neighborhoods, working farms and expansive amenities that bring agriculture, recreation and residential life together.

Sagebrooke 55+, the new active adult neighborhood by Ryan Homes, offers an early glimpse into the lifestyle taking root at Saratoga Springs, with agricultural amenities and fresh experiences that connect residents with nature and neighbors. Located in the city of Green Cove Springs off of Cathedral Oak Parkway near the newly constructed First Coast Expressway, the neighborhood is one of the first phases of development at Saratoga Springs and focuses on blending modern home styles and low-maintenance living.

The gated community features nine models showcasing eight home designs across three collections, ranging in size from 1,488 to 2,729 square feet. Early sales activity demonstrates the strong demand for an agricultural-focused neighborhood.

“The completion of the model homes for Sagebrooke 55+ is a major step forward for Saratoga Springs,” said Johnny Lynch, Regional President for Florida and Georgia with Freehold Communities. “These models show buyers exactly what we mean by thoughtful, low-maintenance living for this stage of life, within an agrihood that offers a fresh approach to the Florida lifestyle — one where growing your own food, flowers and sense of community comes naturally. Between the unmatched lifestyle and elevated community amenities, Sagebrooke 55+ is one of the strongest active adult communities in the growing Clay County community, and across the state.”

This milestone aligns with the start of construction on The Collective, which will serve as the central connection point for the abundant amenities available for the exclusive use of Sagebrooke 55+ homeowners. Each amenity offering is thoughtfully designed to support a healthy lifestyle. Highlights include a private working farm and vineyard that engages residents through a farm share from what is harvested, a Farm Store, volunteer events and educational workshops.

The Collective will also include a modern clubhouse and concierge services for events and social gatherings, as well as indoor and outdoor recreation facilities such as a resort-style pool, fitness center, outdoor firepit and sports courts featuring pickleball, tennis, bocce and a putting green. A dog park, walking trails and golf cart parking round out the neighborhood’s recreational offerings.

Alongside the completion of the model homes, Saratoga Springs has launched Farmstand Saturdays, a recurring community event that gives future residents a preview of the agrihood lifestyle before they move in. The events feature local growers, farmers and vendors, including Nick Zimmer of Bluebird Growers, who provides an educational tie-in at each event; food and beverage partners such as Graze Craze and Bread of Roses; and local Green Cove Springs coffee vendor Cocolatte. The next Farmstand Saturday is scheduled for Sept. 26, from 10 a.m. to noon, and will feature Green Cove Springs businesses The Farmers Market Produce Stand and Brass Tacks / Spring Park Coffee.

Sagebrooke 55+ homes begin in the mid-$300,000s. Model home tours are available by reservation by calling (904) 506-1298. For more information, visit saratogaspringsagrihood.com.
